Loan portfolio research workflow

Keep city records reviewable alongside the properties your team already needs to examine.

ViolationNet organizes newly collected municipal code-enforcement records around a selected property list, preserving source and date context so a portfolio or servicing team can decide what requires independent verification.

01 · selected propertyBegin with an address list your team is authorized to review

Add selected properties or import a bounded CSV after verifying market coverage.

02 · city recordKeep source, date, and published fields visible

Fields, history, publication timing, and address matching differ by the issuing city or agency.

03 · verificationRoute only items your team independently verifies

Credit, collateral, title, legal, valuation, and loan decisions remain separate work.

QUALIFY

Check market coverage first

Compare up to 20 cities with the current supported-city inventory before importing a list. Unlisted cities are reported instead of implied to be covered.

Review source context, newest published record, and available fields for the jurisdictions in scope.

ORGANIZE

Keep the selected-property list bounded

Portfolio users can upload up to 100 selected properties with address, city, and state fields, plus an optional nickname. Unsupported, incomplete, and duplicate rows are reported rather than silently monitored.

Download the CSV template and replace placeholders only with properties your team is authorized to research.

VERIFY

Use the issuing agency as the authority

  • Review the published reference, category, status, and date in context.
  • Confirm meaningful cases with the issuing agency.
  • Use appropriate qualified credit, collateral, title, legal, valuation, compliance, and servicing workflows for their separate questions.
BOUNDARY

Keep the product claim narrow

A matched public record is not a credit or collateral assessment, title or lien search, legal advice, property-condition finding, inspection, compliance determination, valuation, default signal, servicing conclusion, loan recommendation, or proof that a case remains unresolved.

Keep permit history and exact-NYC records in separate source-aware workflows

When the same selected-property review needs public building-permit history, use PermitGrab's property permit-research workflow. It separately shows source and date context for available city records; it does not answer credit, collateral, title, legal, condition, valuation, or loan questions.

For one selected NYC building where your team already knows the exact BIN, review the NYC HPD record-research guide. It preserves a capped set of City-published fields and limits; it is not a credit, collateral, condition, compliance, or loan determination.
