Commercial property operations workflow

Keep city-published code records connected to the commercial properties your team watches.

ViolationNet organizes newly collected public code-enforcement records around selected office, retail, industrial, hospitality, and other non-residential addresses. Your team keeps the visible source and date needed to verify an agency record before routing follow-up.

The operating questionWhat city-published record needs a verified next step?

Use a matched record as a research and monitoring signal for the addresses your team selected.

Selected addressKeep building context intact

Add only properties your team is authorized to monitor, with city and state context.

Public recordRetain the source and date

Review the published category, status, date, and available case reference in context.

Verified follow-upRoute work after agency confirmation

Confirm current status with the issuer before assigning facilities, legal, or asset-operations work.

Qualify coverage before importing a list

Check up to 20 portfolio cities against the current monitoring inventory before setup. The preflight does not search an address, add a property, or promise coverage in an unlisted market.

City sources publish different fields, history, and refresh timing. Review source context before relying on a workflow for an operational decision.

Upload a bounded selected-property list

Portfolio users can upload a UTF-8 CSV with up to 100 selected properties using address, city, and state columns. Unsupported, incomplete, and duplicate rows are reported instead of silently monitored.

Download the CSV template to prepare the exact format. Its sample rows are placeholders; replace them only with properties your team is authorized to monitor.

Verify before assigning follow-up

  • Review the published reference, status, category, and date.
  • Confirm the issuer’s current case before treating it as active work.
  • Assign the verified item to the appropriate operational owner.
  • Track internal resolution separately from the public record.

Keep the product boundary clear

A matched public record is not a complete inspection, a legal conclusion, a tenant-screening signal, proof that a case remains unresolved, or a property condition or insurance-risk determination. ViolationNet does not replace agency guidance, legal advice, underwriting, or a compliance program.

Keep permit history in its own source-aware workflow

If a selected-property review also needs public building-permit history, use PermitGrab's property permit-research workflow. It separately displays available city-source context and dates; it does not change a ViolationNet case, establish property condition, or determine compliance or risk.

Start with the addresses your operations team already knows.

Set up source-aware monitoring for selected commercial properties, then verify meaningful records with the city or agency that published them.

For a pre-acquisition property list: use the separate commercial property record-research workflow. It keeps selected-property records, agency verification, and title, legal, inspection, valuation, or transaction work in their separate roles.
